  • Q: Are you licensed?

    A: Yes, we are licensed as a brokerage through the New York State Department of State. Multiple members of our team carry a real estate license in accordance to have the ability to perform licensed real estate activities.
  • Q: Can I reach you after hours?

    A: Yes, our state of the art phone system rings directly into our cell phones. If you leave a message we obtain a text message letting us know that you have left a voicemail.
  • Q: Can you put the money directly into my account?

    A: Yes, our software allows us to receive rent directly from the tenant online and deposit it into your account. We also can collect rent via check or cash from tenants at our office and deposit directly into your account.
  • Q: Do I get to see the lease or sign it?

    A: Yes, we encourage that you review a lease before signing. We will provide you with the potential tenant’s credit, criminal background and reference checks.
  • Q: Do you sell real estate too?

    A: At Property Concierge, we do not actively sell real estate, but some of our team members sell real estate with a separate local real estate entity. We will gladly give you a referral.
  • Q: How is rent collection handled?

    A: We actively invoice tenants monthly for rent and work diligently to collect the rent either online or in person. In the event rent isn’t received on time we track late fees and charge tenants accordingly.
  • Q: How long of a lease do you sign?

    A: This is ultimately up to the owner. We encourage obtaining a year lease, but we understand every property owner’s situation is different.
  • Q: How much security deposit do you charge the tenant?

    A: This is ultimately up to the owner/landlord, but we would encourage receiving a minimum of the equivalence to one months rent.
  • Q: How soon can you start managing my property?

    A: There is a short turnaround for set up, but before getting started we like to preview the property to make sure the property ultimately aligns with our goals of offering housing that meets our quality standards.
  • Q: What type of properties do you manage?

    A: We manage properties ranging from single family homes, condos, townhouses, multi family dwellings, including but not limited to entire apartment complexes. We also manage short term/vacation rentals.
  • Q: What type of reports do I get and how often?

    A: We offer a variety of reports. Included within our management fee you will receive monthly accounting reports that reflect your current financial standing for each property. We will also provide you with a pre-occupancy and post-occupancy inventory checklist and property condition report.
  • Q: Who holds the tenant security deposit?

    A: As part of our management fee we offer escrow account services where we can hold security deposits for corresponding properties and units. We can also reflect in our accounting if the Owner/Landlord wants to retain the deposits. When Property Concierge retains the security deposit, we make sure we are doing so in accordance to New York State Law.
